Air tightness testing
Air tightness testing is the recognised methodology in the UK of measuring the extent to which air is lost through uncontrolled leakage in a building. It is sometimes referred to as air leakage testing or air pressure testing and is a crucial indicator of a building’s energy efficiency.
Over recent years, Building Regulations have provided the legislative drive to significantly improve the fabric performance of our building envelopes. It is fair to say that owners and occupiers of new buildings now have an expectation that with increased insulation levels there is a financial and environmental benefit in terms of reduced heating demands.
The sting in the tail however can be the lack of continuity in insulation especially between junctions and where different elements interface with each other. Regardless of the depth of insulation the good intentions are undone if warmth within a building can bypass the designed wall, floor and roof through unwanted gaps.
Part L compliance of the Building Regulations, through SAP and SBEM, is undertaken at design stage and is based on calculation methodology but air tightness testing can be seen as the security measure at the end of the construction phase. The measure is absolute.
